“Taipei Nangang Marshalling Yard Urban Regeneration Project(The renewal unit one and two)” was officially announced on January 29, 2014 by Taiwan Railways Administration. The authority welcomes all the investors interested in this project! The notice for invitation is valid for150 days. The deadline of the tender is on June 27, 2014.
The project with a site area of about 5.4 hectares, is located in the multi-function complex of business areas of the Taipei, and is one of the national Piloting Project of the Urban Renewal plans in the six biggest Cities. It is destined to promote efficient and sustainable management of TRA assets and to revitalize the area in accord with strategic transformation plan of industrial areas. The project is to be developed with urban renewal technique of Property Right Transfer by a successful tender after an open evaluation.
The project site is adjacent to Sec. 7, Civic Blvd, located between Songshan Train Station and Nangang Station, which is a major roadway linking up Xinyi District and Nangang District. The site is also conveniently served by mass transportation facilities, both the MRT and the train station. It has a great development potential since it inter-connects closely five major centers of Nangang, the music center, the software center, the biotechnology center , the exhibition center and the transportation interchange. The project site, divided into renewal area one (2.3 hectares) and renewal area two (3.1 hectares),is regular-shaped and has uncomplicated land ownership. According to the urban planning, the land is designated as commercial use, with Building Coverage Ratio of 55% and Floor Area Ratio of 300%,which can be increased up to 600% after receiving Bulk Rewards for Urban Renewal. The permitted uses can follow Type 3 commercial zone provisions. It is envisaged that the Project has the potential to become a new Taipei east doorway in next 10 golden years.
The development expects to create a green living community with thriving business components and opportunities, which will benefit Nangang District in whole . To encourage private investments, Property Right Transfers is proposed as development mechanism, and the successful tender will be rendered, through leasing contracts, .the rights to operate and manage all commercial spaces, including hotels, shops and malls, etc.
